Some Advice From Our Maintenance Team
Keep your heating on low constantly to prevent frozen pipes.
This will also ensure your property is kept at a constant temperature. Although you may think this will cost you more in the long term it will work out cheaper than switching your boiler on and off. If we get unusually cold weather, it is important to ensure your loft hatch is slightly open to allow heat up to the water tanks.

If you are going away over the winter period for more than 2 weeks
Please advise us so we can check on your property while you are away to prevent burst pipes, if you are going to be away for longer we may advise the landlord to have the property system drained down to avoid burst pipes, depending on the weather forecast and baring in mind the margin of error.

Ensure you know where your stop tap is
If your pipes do burst this is vital to keep the damage to a minimum. If you do not know the location of your stop tap please call the Martin And Co Stamford office for advice on 01780 756305.

If you have a burst pipe, turn your stop tap off

Open up all taps to the property to drain the water from the system. Remove all items which may get damaged. Remember you are responsible for insuring your own home and any personal items.

If your pipes do freeze, open up kitchen cupboards etc. to allow heat to the water supply pipes. To thaw the pipes use hot water bottles placed on the pipes, or use a hair dryer. You need to thaw the pipes slowly, do not use blow torches.

Ensure you have some bottled water in the property in case the pipes do freeze.

This may sound obvious but, close your curtains at dusk to keep in the warmth, the earlier the better.

Ensure you have contact with vulnerable friends and family regularly

Please leave your central heating running, not on a timer, but at a constant temperature (the coldest time is between 1am and 3am). If possible, leave it running in all rooms

Check your property pipes and water tank pay a visit to the loft if needs be. If you have enough constant heating in the house, it will prevent the water tank from freezing. The most likely effect of the sub-zero temperatures in the home will be frozen pipes and water tanks.
