Top 15 tips for selling your home fast

Once your house is on the market, you might be itching to secure an offer so you can pack up and move on to your new life. Although selling requires a little patience, there’s no harm in trying to speed up the process! If you’re planning on selling your home this year, we’ve put together a list of handy tips to ensure that you achieve a fast sale at the best price.

  1. Aim to have all your legal work completed and at the ready in advance. This way, problems can be resolved much faster and you can proceed with confidence knowing that you have everything you need in case any queries are raised.
  2. Make sure your property is well prepared for a viewing. Invest some time into a deep clean and a thorough declutter – and don’t forget the garage! Buyers will most likely want to have a look.
  3. Check your EPC and current legislation. If a few tweaks will move you up a grade, it’s worth doing the work and having a new EPC carried out. It could be the only thing standing in the way of your sale.
  4. Give a warm welcome. Buyers can easily be put off by the ‘feel’ of a home, so make sure yours feels warm and cosy! Set your central heating to switch on ahead of viewings, or get the fireplace going for that extra touch of warmth.
  5. Consider tactical decorating. There’s no need to break the bank on a home upgrade, a lick of paint here and there, and a few handy repairs can go a long way.
  6. Bake before viewings if you have time. Did you know that you can sell to someone’s senses? Subliminally, of course, but the inviting smell of cookies can have this exact effect!
  7. Consider selling before buying. Buyers will avoid chains if they have the option, so be sure to let them know if you’re willing to move out. Buyers will prioritise your property if there’s no chain attached to it.
  8. Enhance the space. Mirrors and table lamps can transform a room from dark and dingy to light and airy! You should also polish up any shiny surfaces, as light will reflect off of them and create the illusion of more space.
  9. Choose a good solicitor. A Good solicitor will be well-organised and responsive, and having a hard-working professional on your side could be the difference between a smooth transaction and a rocky one.
  10. Spread the word on social media. Share your listing on social media and ask friends to share your posts – you might be able to reach someone who is house hunting in your area.
  11. Get all receipts and guarantees in hand for buyers to look at. This will save you time later and show buyers that you’re organised and reliable.
  12. Don’t forget the small details. Most buyers have a keen eye for detail when it comes to looking for a new home. Things like dishes in the sink, smudges on the windows and coffee rings won’t go unnoticed, so try and keep on top of them between viewings.
  13. Lighting is key. Keep all curtains and blinds open in the daytime for a bright and airy feel and make sure the front of your house is visible during dark evenings by leaving outside lights on. Prospective buyers could be passing by at any time and they’ll want to see your house number!
  14. Arrange viewings at the right times. Let your agent know the best times for viewings, try and avoid school run times and rush hour as traffic can be off-putting.
  15. Choose the right agent. Your home is one of your biggest assets and you will need to put it in the hands of an agent you trust. From advertising on all the right platforms and showing off all your home’s best features, to negotiating on your behalf and managing the process through to completion – the right agent is essential for a smooth and successful sale.
